Current environmental initiatives include the concept of deconstruction or the "unbuilding" of structures.  After residential or commercial structures are deconstructed, the owner can often donate the materials to a nonprofit or a government agency for the fair market value of the property.  This value can then be used by an individual or a corporation as a tax deduction if their tax situation allows.  This is a savvy tax planning strategy that also has great environmental impact.  Instead of dumping tons of materials landfills, the materials and property can be reused for many years to come.  The fair market valuations are produced for income tax purposes and, as such, require strict requirements for valuation methodology and ensuring an appraiser meets the definition of a "Qualified Appraiser" producing "Qualified Appraisals."  The course will introduce the topic of deconstruction.  Appraisal concepts will be covered in depth according to IRS code, underlying accounting standards and appraisal organization standards.  We will provide suggested career paths forward including best college majors, introduction of the appraisal organizations:  American Society of Appraisers and International Society of Appraisers, and provide comprehensive information on how individuals can start down this new career path.   Currently, there are only approximately 17-20 deconstruction appraisers nationwide.  The professor, Jessica I. Marschall, CPA, opened The Green Mission Inc. in September of 2019 to meet the demand for better educated and trained appraisers.  This career lends itself to bright individuals with solid skills in related fields of accounting, construction management, architecture or finance.  Careers within this industry allow flexible work schedules and telecommuting and are perfect for those needing a non-traditional work schedule.
